The new childcare facility provides campus-wide capacity for daytime child care and houses up to 170 children. The NWCCC includes classrooms for infants, toddlers, two-year olds and preschool age children. The building includes a multi-purpose room, a full-service kitchen and three (3) playgrounds on the project site. This project was awarded LEED Silver Certification.

CFR operated as the prime consultant providing project management and MEP engineering design and construction administrations services. This project was designed with many other sub-consultants including; architecture, structural engineering, civil and site engineering, geotechnical engineering, security/blast protection engineering, and cost estimating.

HHMI | APARTMENT C BUILDING

Client: Howard Hughes Medical Institute
Location: Ashburn, VA
Size: 144,000 SF

CFR is providing MEP engineering design and construction administration services using BIM 360 DesignRevit 2019 for the new Apartment Building C Complex at the HHMI Janelia Campus in Ashburn, VA. This apartment building will house biomedical researchers and scientists from around the world and will be composed of five (5) floors of (101) one- and two-bedroom apartment units; a ground floor lobby; lounge; unisex bathrooms; and open‐air parking. The ground floor will also house the mechanical equipment room, main electrical room, water and fire pump rooms. On the top floor, a common area and patio will occupy ~3,000 SF. CFR has designed a 4-pipe hydronic energy recovery centralized mechanical system for the building and a centralized domestic hot water system generated from high efficiency, condensing, gas-fired water heaters. A geothermal well system will be designed & installed in the immediate future acting as a heat source/sink depending on building requirements. Electrical design includes new residential and emergency power, as well as interior and exterior lighting, data and coordination with the owner’s IT, and low voltage systems.

NIH | BUILDING 29 COMPLEX RENOVATIONS

This project included the design study for a renovation of newly assigned space in Building 29B for five (5) NIAID personnel. The renovated space will house staff scientists and support staff and will accommodate general purpose laboratories, bio-safety level laboratories, shared analytical laboratories, and administrative support spaces. The renovation includes space on floors 1-5 and the basement of Building 29B. Total square footage is approximately 60,000 SF. Since the completion of the design study, NIH has also awarded the CFR team the design and post-design services for this project.CFR is the prime consultant on this project providing project management and MEP engineering design services. This project was also designed along with other sub-consultants including; architecture, structural engineering, and cost estimating services. Specialized third party services for testing and balancing services as well as autoclave testing services of all autoclaves on the 2nd, 3rd, 4th and 5th floors of the Building were provided.Additional specialized third party services for cGMP technical support for the relocation of the NIAID clean room facility to the basement of Building 29B was provided. The facility will be used for the production of master and production cell banks, pilot-scale fermentation and purification of bulk drug substrates. The CFR team has evaluated the current process, block layout and developed a User Requirement Statement (URS) document to establish scope and quality expectations for the project as well as support the feasibility, design and implementation logistics of the new Building 29B renovation. Work consists of the evaluation of existing process and a gap analysis against the proposed new space.

USACE | PENTAGON VISITOR’S SCREENING FACILITY RENOVATION

Client: TMG Construction Corporation
Location: Arlington, VA
Size: 4,000 SF

The government moved into this building on December 31st, 2015. It is a 4,000 SF Visitor Screening Facility (VSF) Access Control Point that is attached to the existing Pentagon Metro Entrance.  It was designed with a VRF system to meet EPAct and for LEED Silver certification. Facility Site improvements associated with this construction included concrete walkways, connecting the new facility to existing pathways, installing new and rerouting existing utilities to support the new facility while maintaining service to the Pentagon, and restoring the surrounding area’s landscaping in accordance with the Pentagon Reservation’s Exterior Standards Manual.

NIH | BUILDING 10 CRC 3RD FLOOR INPATIENT HOSPICE SUITES

Client: The National Institutes of Health
Location: Bethesda, MD
Size: 1,342 SF

CFR provided MEP engineering design and construction administration services for the renovation to convert two (2) inpatient rooms and associated support spaces into two (2) inpatient hospice suites within the CRC. Each suite was renovated to consist of a patient bedroom with a family sitting area, family support room, a lavatory and a shower room. Design included modifications to the HVAC, plumbing, power, lighting, and fire alarm systems. The facilities were designed to facilitate interactions between scientists, support staff, patients and patient families. Each suite was designed to resemble a home or hotel room in furnishings and amenities with hospital fixtures and equipment to help foster a sense of comfort.

NAVFAC | BUILDING 1560 MECHANICAL EQUIPMENT REPLACEMENT

MEP design services for the removal and replacement of the two existing 188-ton water cooled centrifugal chillers located in the main mechanical room, three existing cooling towers located on the mechanical room  roof, two existing constant volume 30 HP double suction end chilled water pumps, two existing 15 HP cooling tower water double end suction pumps, two existing AHUs, two existing return air fans, two condenser water pumps, two hot water pumps, one existing boiler, and one new 66% boiler, one existing UST fuel and one new AST fuel, and seven exhaust fans.

NIH | BUILDING 10 INFORMATION TECHNOLOGY AND APPLICATIONS CENTER (ITAC) RENOVATIONS

Size: 500 SF

This project included MEP engineering design services for the renovation of 500 SF of existing laboratory space and converting it to an information technology and applications center (ITAC) for NHLBI. CFR provided mechanical modifications to remove the existing laboratory exhaust ductwork and fume hood connection and modify the existing supply air system to meet the new IT office requirements. In addition, CFR provided plumbing modifications to remove the existing laboratory sink, associated piping, floor drains and vent piping that were present in the laboratory spaces and no longer required for the new IT office. Electrical modifications included a new energy-efficient LED lighting system and modifications to the existing power distribution, voice/data, and fire alarm systems to meet the new IT office requirements.

NIH | BUILDING 13 TRANS ELECTRON MICROSCOPE (TEMS) INSTALLATION

This project included the complete renovation of the G14 warehouse and adjacent silo storage space of Building 13. Design included a new mechanical room and a new TEMS microscope room which supports a Titan Krios Trans Electron Microscope. New work included a new vertical AHU which incorporated available chilled water and steam preheat with room steam reheat. New HVAC employs vibration isolation materials and equipment to mitigate sound and vibration transmission. CFR provided a new chilled water and steam piping which was routed outside of the perimeter of the microscope room, no piping was allowed to be run above the microscope. The fire protection system was modified to provide a fully functional sprinkler system. New lighting design and power system design were provided, which included electric service to the space provided by new panelboards. Design included new fire alarm devices to connect to the existing building system.

GSA | ROB CONSOLIDATION/INAUGURATION COMMITTEE

This project included MEP engineering design services for the renovation of office space for the relocation of employees within floors 3-7, and subsequent location of approximately 1,100 personnel associated with the Presidential Inauguration Committee. The ROB was occupied during this project and required communication and coordination with the GSA to schedule and manage construction activities. Architectural and infrastructure systems modifications were required to address the influx of additional personnel and the relocation of offices within the building. CFR designed and modified the mechanical and electrical systems to accommodate the renovation.
